Every project has two builds.

Most developers skim the first to get to the second. That’s why so many fail.

Preconstruction isn’t a phase. It’s the project — the hidden build that decides everything.

The Journey So Far

I started as a carpenter, where I learned the value of preparation and teamwork.
I became a Site Manager, then Project Manager, and today I’m Development Manager at Cullen Homes, building contemporary luxury homes in Canford Cliffs.

I’ve lived both sides of this industry:

•    Sites where managers are firefighting, trades are tripping over each other, and clients are frustrated.
•    And sites where progress is steady, contractors are motivated, and clients feel confident.
The difference isn’t the people on site. It’s how thorough the preconstruction was.

Unwavering Standards

Precision

I front-load everything into preconstruction. My frameworks capture every step so nothing is missed, assumed, or left half-done.

Clarity

I make projects transparent. Everyone works from one live system, so decisions are clear and expectations aligned.

Alignment

I push decisions, tendering, and compliance into preconstruction, keeping execution short, smooth, and predictable.

My Work

My focus is making preconstruction thorough, disciplined, and alive. Here’s how I’m sharing that work:

• The Essay – Preconstruction Isn’t a Phase. It’s the Project. My manifesto on why projects fail before they begin. Read Now

• PreConstructive – A management system I built to connect programme, procurement, and cashflow in one place. Explore

What Drives Me

I’ve lived through bad projects, and I’ve lived through great ones.
The difference was always preconstruction.

When projects flow, site managers lead with confidence.
Trades take pride in their work.
Clients see steady progress.
Stress disappears.

That’s why I believe preconstruction isn’t just a phase. It’s the project.

Principles are only useful if they’re applied.

PreConstructive is my way of turning precision, clarity and control into practical tools for projects of any size.
